Extension submission to council

Submission to Council

Ok so what does the new design look like ?
We would like to remove the back, which was a mix of different styles and replace with one open plan kitchen and dining area.



 

This plan has been lodged with Council, so the Town Planning process begins.

What level do you work with?

Most old houses move around over time - old stumps were often only put in the ground a few inches, or they were just sitting on the surface.

This house just has so many levels.  The best thing to do is get the re-blockers in straight away and get the correct levels sorted, as any work you do will be pointless without a good level foundation.

So to start we remove all the floor boards so we can get easy acess to the floor.  Please have a look at the photos of the "Floor Board Removal Tool", if you can make one of these it makes it a lot easier that lots of hits with a hammer.

Firstly lets get rid of that concrete path!!

Not only does the tool remove floor boards but also concrete :)

Let there be light, just about every bearer was rotten, (or not there) due to the fact they were sitting in the dirt

More light and Air, plus the floor space now has room to run central heating pipes when the flooring goes back
The Lounge with, new bearers and the old chimney has had the 1980 cover removed

Removing Baltic Floor Board

How do you get Floor Boards Up without damage?

Ok I have watched the videos on Youtube and they are correct

The best one is Uncle Mills and his technique.

BUT

This takes a long time and after chatting with a Mate, he said you need the tool to remove the floor boards.
There is a professional tool called Ezilifter, can be found in most Total Tools or Ezylifter.

But I made my own Baltic Floor Board Lifter.

Site Survey

What is a site survey?

This is a survey of the site done by a qualified surveyor.  Not only does it check the boundry of the block prior to settlement, but it also provides a core document moving forward as it also shows surrounding houses which may be affected by further site development - the locations of these buildings and their roof lines.

Purchase Price

The Sums?

You have to work out whether this project will work for you.
  1. What are the demographics of the area?
  2. What are past sales like in the area?
  3. What is the capital growth rate?
All these points should help identify the purchase price range.
Open the discussion with the Real Estate Agent.
  1. Remember they act for the Vendor, not for you!!
  2. If you have done your home work you can offer what you think is a reasonable price.
  3. The agent will likely be charging 2% on the sale price.
  4. A quick sale helps them. 
  5. As for 
    • Reduced deposit - don't be afraid to offer a lower deposit - why have your money tied up
    • Early access - this can be tricky and there are different sorts of early access.
    • I prefer a quick settlement, that way it's your property, but there are different views on this subject area. 

Before Purchase Checks

Do you plan to Renovate and/or Subdivide ?

  1. Check with your Architect to make sure the property has the room to be subdivided into multiple sites.
  2. Check with the council are there any issues with the property, such as overlays, reserves, heritage conditions.
  3. Check the title (it should be provided by the Real Estate agent)
  4. Check with the water and sewerage supplier, 
    1. What are the access points?
    2. What is the drop (this is critical if you plan to subdivide)?
  5. Power and Gas, hopefully this is not an issue with this site as it's in the centre of town.

We purchased the Project House on the 25th of May 2012.  I will write an update as we progress through the history of the purchase, development and sale.
